Property New Rules : To run their household smoothly, many people leave their villages and move to cities for work. Sometimes, people even have to move to another state for better opportunities. In such cases, it’s not always possible to buy a new house in the city or state they move to, so most people look for rental accommodation. Similarly, many people rent out their own houses to earn extra income.
However, renting often brings problems for both sides — landlords as well as tenants. On one hand, landlords complain that tenants don’t vacate the house on time or fail to pay rent as agreed. On the other hand, tenants face issues such as frequent and unjustified rent hikes by landlords.
Now, the government is bringing major changes to property and rental rules. These new regulations are expected to greatly favor landlords, while tenants may have to face some challenges.

It is often seen that while landlords rent out their property, some tenants later try to take illegal possession of it and even claim ownership. To stop such practices, the Madhya Pradesh government has taken a big step.
Chief Minister Dr. Mohan Yadav’s government has prepared new laws to control such unlawful acts by tenants. The government is all set to implement the Model Tenancy Act, and its draft has already been prepared. It will soon be presented in the state assembly.
Property New Rules : Government’s Aim : To Control Tenants’ Misconduct
Under this new law, tenants will no longer be able to forcibly occupy or claim ownership of the landlord’s property. Landlords will also have the right to reclaim possession of their property whenever they wish, through proper legal procedure.
Landlords Too Will Have Restrictions
Although tenants may feel the impact of this new law, it also puts checks on landlords to prevent their misuse of power. For example, landlords will not be able to arbitrarily increase rent without agreement. They will have the right to take a security deposit, but once the rental agreement ends, they must apply to a competent officer before asking tenants to vacate the property — they cannot force tenants to leave immediately.
In case of disputes between landlords and tenants, the landlord cannot cut off electricity, water, or access to parking, lifts, or stairways.
All Information to Be Updated on a Dedicated Portal
The Madhya Pradesh government is also developing an online portal where all details of both landlords and tenants will be recorded. A Deputy Collector–rank officer will oversee the portal.
If any landlord or tenant wishes to appeal against a decision, the case will be heard by a Rent Tribunal Bench chaired by the District Judge.
Additionally, whenever a landlord rents out a property — whether to an individual or an organization — they must upload the complete details of the property and rental agreement on this portal. These records will help resolve any disputes that may arise in the future.
